Special Notice
Effective January 18, 2025, the Bandanna Ranch Homeowner’s Association, Board of Trustees approved a change to the Schedule of Fines for short term/vacation rental violations (CC&R Section 3.16). The Board increased the penalty for said rental violations from $200 to $1000 per occurrence.
Attention Bandanna Ranch Property Owners, there will be a special assessment that will be issued along with next year's dues. This assessment is to the cover the cost of the "Double Chip Seal" repair to the paved areas of Bandanna Drive leading up through the front gate and up the "S" turns, past the dumpsters. These roads have deteriorated to the point that we must repair them, or we will be forced to replace the asphalt at a cost of several times more that the repair. This issue was discussed at this year's annual meeting and everyone in attendance, for the most part, was supportive of the special assessment to repair. The assessment amount will be $185.00 per lot. This will cover the quoted cost of the repair and allow us to maintain our regular road budget for the normal, annual repairs and grading. In anticipation of the project, we repaired the potholes and the trench at the top of the entrance out of this year's budget to lower the amount of the original assessment estimate. We realize that special assessments are not popular and we do not issue them lightly. Our roads are by far the biggest expense to the Ranch's budget, so please help us take care of them.

Attention Bandanna Ranch Homeowners who have Moon Lake Electric yard lights on their property. These lights do not comply with the outdoor lighting standard in our current CC&R’s. The standard requires such lights to be 1) elevated no more than 15 feet above ground, 2) shielded so as to project light downward not outward horizontally, and 3) motion activated if operated by a dusk to dawn timer or sensor.
Prior to initiating any enforcement actions, the HOA Board is granting a grace period until the end of the year 2024 which will allow an affected owner the opportunity to voluntarily contact Moon Lake Electric to have their yard light disconnected. Notice is hereby given that the Bandanna Ranch Homeowner’s Association (BRHOA) membership and Board of Trustees voted to approve the reinvestment fee amendment proposed in October 2023. The amendment affects all lots within the BRHOA and the Bandanna Ranch subdivision pursuant to the records of the Duchesne County Recorder’s Office, State of Utah. A copy of the recorded amendment is available for review at the BRHOA website, www.thebandannaranch.com.
